North Topsail Beach is where the majority of our larger homes are located. This part of the island has the widest beaches and the least development, which makes it popular with groups who want space both inside and outside the house. Some have private pools, and several are built to comfortably sleep 12 or more guests. If you are planning a family reunion or a large group trip, North Topsail Beach is where to look first.

Surf City offers a good mix of house sizes and price points, and the location is convenient if your group plans to eat out, explore local shops, or use the island as a base for day trips. Many of our Surf City homes are a short walk from the beach, and some are second row with ocean views without the full oceanfront price tag. The swing bridge and the main commercial strip run through Surf City, so getting on and off the island is straightforward from here.

Topsail Beach is the quietest of the three towns and appeals to guests who want a genuine old-school beach experience. The homes here tend to be smaller and more cottage-style, sitting close to the water on a narrow stretch of island where you can walk to the sound side or the ocean side in just a few minutes. It is a good fit for smaller families or groups who want peace over proximity to restaurants and shops.

WHAT TO LOOK FOR IN A TOPSAIL ISLAND BEACH HOUSE

A few things are worth thinking through before you book. If you have guests with mobility issues, look for homes with elevators, which several of our larger North Topsail Beach properties include. If the dog is coming, filter for pet-friendly homes specifically because not every property that allows pets is actually set up well for them. If a private pool is on the list, be aware that heated pool seasons typically run from Easter through Memorial Day and Labor Day through mid-October, so if you are coming in the summer the pool water will be warm enough without heating.

Group size matters more than bedroom count when you are booking a beach house. A six-bedroom home that sleeps fourteen comfortably is a very different experience from one where half the group is on pull-out sofas.
